Real estate has continued to be a seller’s market. There are less homes being listed for sale than the previous year but homes are being sold at a significantly higher price point. Properly priced and marketed homes are often selling for at or above the list price with multiple offers in the first week.
Looking back at March sales, there were 22 home sales with an average days on market of 32. Sale prices ranged from $639,000 to $3,000,00 with a median price of $1,019,000. Just like in February, the median sale price was 97% of the list price.
There were 12 condominium sales with an average of 31 days on the market. Sale prices ranged from $362,500 to $1,825,000. The median condominium and townhouse sale price was $458,500, which was 96% of the median list price.
Looking at homes for sale at the start of April In Monterey proper, there are 19 homes for sale. List prices range from $695,500 to $5,495,000. The median list price is $2,298,000. There are only 5 condominiums and townhouses for sale at the start of April. List prices range from $390,000 to $1,000,000. The median townhouse and condo list price is $605,000.
